When 100% solids epoxies are installed on a floor it creates an impermeable barrier. This barrier is exceptional at protecting the concrete from corrosion. After an epoxy floor coating is installed water, salt, and oils from above cannot penetrate through and corrode the concrete underneath.

 

After this kind of system is installed, however, the vapor transmission and the ions contained within the concrete will travel up through the concrete slab causing the epoxy polymer to de-bond from the concrete. The pressure from the moisture vapor will cause the coating to form a bubble and begin to break away from the concrete. Once a coating has been damaged it quickly deteriorates, essentially no longer doing the job of protecting concrete.

One way to manage moisture vapor transmission in concrete is by installing a water-based epoxy system. Water based epoxy systems are breathable and can be applied to “green” concrete, allowing water vapor transmission to pass through the coating without affecting adhesion of the epoxy flooring system. No moisture testing is required, and we can install this system 7 days after a concrete floor is poured.

 

When it comes to durability, water-based epoxy technologies have improved dramatically over the last few decades. The durability and overall performance of these systems is comparable to the standard 100% solids epoxy systems and work best in light to medium duty applications. There are only a few types of environments with specific chemical or traffic exposure where the standard epoxy system would be better suited, but overall, a water-based or breathable epoxy system will maintain a high level of strength and durability.

 

Water-based coatings also have lower VOC levels making them a great option for occupied areas. The VOC properties of water-based epoxy systems are less than 100 g/L. This is an industry standard for what is considered a “low VOC” product.

Can water-based epoxy be used on older or damaged concrete floors?

 

Yes, in many cases it can, but surface prep is key. Water-based epoxy bonds well to concrete That has been adequately prepped by shotblasting or grinding. If your concrete has cracks, spalls or other surface damage we will grind and patch those areas before applying the coating.
