BEST WATERPROOF FLOORING FOR MULTI-LEVEL GARAGES

What is the best waterproof flooring type for multi-level garages?

Typically, on construction plans, we see a waterproofing sheet membrane placed in between the Spancrete and the concrete poured on top of it. While this is sufficient for waterproofing, the concrete itself is still not protected from typical wear and tear from heavy traffic and turning vehicle tires. Resinous, elastomeric coatings such as BASF’s Trafficote systems remain flexible even after curing. This pooves to be the best waterproof flooring that also gives concrete protection. For heavy traffic areas like drive lanes, we install thicker, more durable systems to hold up to the amount of traffic those areas see. For the parking stalls we can install a less expensive, waterproof system. The two areas are blended seamlessly together so that you can’t tell visually where the two areas are.

Why is a waterproof coating important for a multi-level garage?

The main reason that the best waterproof flooring for parking garages is an epoxy coating is because it provides protection for the concrete itself, and specifically for multi-level garages it helps keep the concrete structurally sound. Waterproofing helps prevent damage caused by freeze/thaw cycles. If water is allowed to penetrate down through the levels of a garage and it freezes, the expansion of ice will cause damage to the concrete structure. The best waterproof coatings will also protect lower levels, and any equipment or vehicles from water damage.

What kinds of coatings have the best waterproof flooring properties?

Besides multi-level garages, other floors that require waterproofing are mezzanine levels or mechanical rooms. Mezzanines are subject to frequent movement and heavy stress, thus the need for a flexible coating is important.  Mechanical rooms also often have an elevated need for both the flexibility of an elastomeric as well as a need for the best waterproof flooring in case of any plumbing leaks.

In finding the proper floor coating for a multi-level garage, what properties are important?

There are a few different systems available for garages depending on traffic wear. For drive lines and high traffic areas with use a heavier duty system that has an additional sand and resin coat. This helps the coating last longer in those higher traffic areas and where cars are tightly turning their wheels.

How long lasting or durable are these flooring coatings for multi-level garages?

These coatings often last for a decade or more. They are also very easy to patch in any damaged areas as well, which adds to the properties that make up the best waterproof flooring.
